The Singaporean public housing resale market experienced a notable divergence in September 2026, characterized by a record-breaking 209 transactions involving million-dollar flats. This figure represents an increase from the 201 units sold in August and constitutes 9.3 percent of the total monthly resale volume. Toa Payoh, Queenstown, and Bedok emerged as the primary locations for these high-value sales, collectively accounting for 81 transactions. Despite this surge in premium deals, the broader resale market showed signs of cooling. While overall resale prices saw a marginal monthly increase of 0.6 percent, they remain 0.4 percent lower than the figures recorded in September 2025. These statistics suggest that while demand for specific high-end properties remains robust, buyers are generally exercising greater caution and deliberation before finalizing their housing purchases across the wider market.
