The Ministry of Municipality in Qatar has introduced new regulations standardizing the minimum size for subdividing private residential villa plots to 400 square meters. Industry professionals and real estate specialists have expressed support for this policy, noting that it enhances land use efficiency and provides property owners with increased flexibility. Under these updated guidelines, a single villa plot can be divided into sections as small as 400 square meters, provided they maintain a frontage of at least 15 meters. Furthermore, plots measuring 600 square meters with a 20-meter frontage may now support two attached villas, contingent upon adherence to planning standards. Experts suggest that this reform addresses evolving housing demands and offers practical advantages for families, such as the improved distribution of inherited land among family members while optimizing existing residential infrastructure.
